Observation. Licensing observed a blue, children sized bench showing signs of wear and fraying with some exposed inner material. This item is no longer easy to clean and in good repair.

Observation. Licensing observed the following: -a climber showing signs of decay and deterioration. Several wooden boards that were placed under this play structure appeared to be damaged. This could pose as a safety hazard. Licensing was informed that a plan is in place to repair the existing climber in the playground. -a wooden deck showing signs of decay and deterioration. Licensing observed cracks/ small hole in the wooden boards. This could pose as a tripping hazard.

Observation. Licensing was unable to locate the emergency supplies during today's inspection. An educator informed that their emergency supplies have been relocated but was unsure of the exact location. It is important for all educators to know where the emergency supplies are located to fully respond to and recover from any emergencies.

Observation. - The daycare and preschool share the outdoor play space. An outdoor inspection with the Preschool Manager was conducted. The outdoor awnings for the programs appeared to be heavily stained due to tree debris and wear from weather. Some small holes were observed in different areas of the awning. The holes have created some issues as water is able to leak down into the bottom of the stairs where there is some toy storage. There is no drainage in this area so pooling of water has become an issue. Licensing observed this area to be wet and muddy. The Manager explained that they would like to close this area off and relocate the supplies to two storage sheds in the outdoor play space. The Manager stated that they could also add additional shelving to the storage if needed to store items more efficiently. Licensing observed storage in the storage sheds to be sufficient in the relocation of these items under the stairs. Licensing was informed that the awning was assessed and is considered to be structurally safe at this time. The Manager of the program explained that replacing the awnings completely has posed difficulties as to completely remove the awnings would require a crane and not be financially feasible at this time. The program is currently working on options to mitigate this issue. As the awnings are considered structurally sound for now, consideration around future replacement/repair will need to be considered as over time these issues will become worse with wear and tear. - Licensing observed the following on the wooden staircase leading from the outdoor play space to the program: *Some steps require repair as it appears to be unstable and wobbly; *There were screws seen protruding out from handrail; *There were open gaps on the boarder of the staircase; and, *Sanding of the staircase is recommended as the wood is not smooth to touch. As the stairs are currently still usable but showing considerable wear and beginning to crack, consideration around future replacement/repair will need to be considered as over time these issues will become worse with wear and tear.

Observation. The facility overall is aging but in satisfactory condition. Environment is clean and well organized. Any exceptions are cited below. The flooring is ready for a seasonal deep clean and finish. Preschool and daycare is working on seasonal maintenance indoors and out.

Discussed the importance of ensuring any rough edges are sanded to help prevent scratches or injury, e.g. the boards replaced on the play hut deck (southwest corner). Discussed ideas for addressing impacts of climate change and reduce risk of sun exposure, e.g. shade sails that can be installed and removed easily by staff for cleaning. Also discussed considerations when choosing shade sail options and placement. Manager understand that any plan for installing shade sails must be reviewed and accepted by CCFL prior to installation. Discussed planning for the replacement of the stairs coming down from the preschool to the outdoor yard within the next 2 years. Stairs are showing considerable wear and beginning to crack. Observation. Staff are continuing to monitor the condition of the carpet on the elevated platform. Edges are beginning to fray and the carpet on the steps are showing wear. It is anticipated that the carpeting will require replacement next year. The corner round gathering area on the north side of the child care requires re-painting. There are large patches where the paint has been chipped and peeled right down to the dry wall. The transition molding between the two types of flooring has come away creating a tripping hazard and exposing the edge of the flooring to damage. Both sections of transition molding must be replaced.

Observation. Staff have been diligently conducting playground inspection. The manager was aware of a number of issues requiring attention in the yard, including: * the bench platform around the big central tree - on the southeast corner the bottom kick plate has rotted and three platform boards are loose. * there are two boards around the tree at the back of the yard next to the play structure that are chipped and required replacement. * the tops of the screws on the main decks next to and under the undercover areas are exposed creating a tripping hazard. * one of the rails next to the deck post is cracked, exposing screws. The manager said the facilities staff were aware of the needed repairs. The rappelling wall is missing one hand/ foothold and a hole is exposed. At this time this is not a significant safety hazard however the Licensee should plan to replace the wall by the fall of 2022. The northwest corner of the yard is shaded by trees and a grove of bamboo. However the south part of the yard is exposed, particularly areas with poured in place ground cover and the sand pit. With climate change, the spring and summer months are heating up and the need for shade in these areas is acute.
