Observation. The following items have been outstanding since July 26, 2023: 1) The bottom of some wood posts holding up the sandbox roof have started to rot and deteriorate. A structural engineer has assessed the sandbox roof and recommended removal. 2) The ground floor of the climber/playhouse in the corner of the yard has a large hole in one of the wooden boards. The area has been made inaccessible to children with wood boards. A structural engineer has assessed the structural integrity of the climber/playhouse and recommended the following: - add a concrete foundation - replace wooden posts - replace vertical posts - replace any rotten wood. The Licensee has secured funding and is in the process of getting contractor bids.

The bottom of some wood posts holding up the sandbox roof have started to rot and deteriorate. The posts require some reinforcement. The ground floor of the climber/playhouse in the corner of the yard has a large hole in one of the wooden boards. The area has been made inaccessible to children with wood boards. The Licensee is in the process of having a structural engineer assess the structural integrity of the sand box roof and the climber/playhouse in order to determine what repairs are needed.

Observation. Due to age, some outdoor play structures have become unsafe and hazardous posing a risk of injury to a child. These require immediate repair / replacement: 1) The bottom of the wood posts holding up the sandbox roof have started to rot and deteriorate. Nails are sticking out. The posts require repair/ strengthening. Some of the wood logs located in the sandbox are starting to rot and deteriorate and require replacement. Sand depths were minimal and no cover was present to prevent the sand from getting contaminated. 2) The wood stairs leading to the North East exit gate are completely broken and the wood holding up the stair landing is rotten and broken at the bottom. This area is unsafe and caution tape has been put around the area to prevent children to access the stairs and landing. In addition vigilant supervision must be used in order for children not to enter the stairs and landing or go under the landing as it could collapse. This exit gate is not used at all. There are two other means of egress. A discussion was held regarding the possibility of removing the landing and replacing the gate with a fence panel; this would enlarge the outdoor play space. Inquiries have to be made with the City of Vancouver fire and building department. 3) The ground floor of the climber/playhouse in the corner of the yard has a large hole in one of the wooden boards. This is an immediate safety risk and entrapment hazard. Caution tape has been put around the area to prevent children from entering. Resilient material under the climbing wall is minimum and requires topping off to maintain sufficient fall depth. In addition, the following items were observed that require repair and replacement: 4) Some of the wood logs located at the planter along the fence are starting to rot and deteriorate and require replacement. 5) The sink is plugged and does not drain any water. 6) Planters are bare and require vegetation replacement. 7) Fencing and play structures have moss and algae growth and require cleaning and repainting /re-staining. 8) Licensing observed materials and equipment stored all along the wall of the building presenting a safety hazard if these were to fall over.
